Zoning Petition t 4648 By: Larrie Isenring to change the zoning from the A-1 <br /> Ex, Agriculture district to the Ril-3 Rural Homes district. <br /> Location: 6940 STH 78 Section 26, S 1/2 SE Town Nazomanie Area: 9.7 <br /> more or less Acres <br /> Proposed use: Create single family residential lot. D.E.D. Yes. <br /> ANALYSIS; Rezone will provide compliance for existing residential use separate from <br /> the RE-1 use. <br /> gONCERNS EXPRESSED AT/AFTER PUBLIC HEARING; <br /> STAFF COMMENTS. <br /> R.P.C. - Petition 4648. This proposed residential division is In a resource <br /> protection district of the Town of Mazomanie, where the purpose Is to <br /> encourage the protection and conservation of the unique combination of <br /> resource features In the town. <br /> The general policy Is: "Only very limited, low density residential <br /> development will be allowed in such areas as well as limited recreational <br /> activities." <br /> Criteria to be applied In evaluation of such proposals are: <br /> - Minimum parcel size 5 acres, but In no case more than 4 lots <br /> per 40 acres. <br /> - Solis must be suitable for a normal septic tank soil <br /> absorption system. <br /> - Homesite and soil absorption system shall be located to <br /> minimize loss of trees. <br /> - Home and driveway construction must avoid wetlands and <br /> floodplain and minimize loss of trees. <br /> - Driveway shall be of minimal length, should avoid crossing <br /> farmland and not exceed a 12% slope. <br /> - No construction of buildings or drives will be allowed on <br /> slopes exceeding 20%. <br /> - Zoning must be for a specific home, with time limits to be <br /> set for construction. <br /> Comment: This site is a wooded hillside along Hwy. 78 which faces <br /> out toward the Wisconsin River Valley, which is why it was <br /> delineated for resource protection. There Is a fairly level <br /> opening In the center of this parcel , which would appear to fit <br /> into the criteria above. Access to the parcel should be from the <br /> roadway on the north edge, which is the entrance to Blackhawk <br /> Ridge. The shaded area to the north of this entrance road has <br /> very steep slopes and there does not appear to be any reason to <br /> include this In the residential parcel . <br /> E.H.D. - Petition 4648 No objection to this petition. <br /> Co.
