PRELIMINARY <br /> Note: This is NOT the statute. It is for plat reviewer's use only. <br /> 236.16 LAYOUT REQUIREMENTS <br /> (1) MINIMUM LOT WIDTH AND AREA (in residential area). In counties of 40,000 or more, lots shall be 50' <br /> wide and 6000 sq. ft. in area; in counties of less than 40,000, lots shall be 60' wide and 7200 sq. ft. <br /> in area; lot width and area may be reduced by subdivision control ordinance, with public sewers. <br /> (Letter from clerk of approving authority necessary to verify applicable ordinance.) <br /> (2) MINIMUM STREET WIDTH. Of the width specified on Master Plan or Official Map, at least as great as <br /> existing streets. 60' wide if no Official Map, Master Plan or local ordinance. Town road widths <br /> shall comply with minimum standards prescribed by s. 86.26. Frontage and service roads shall be no <br /> less than 49.5' in width. <br /> (Letter from clerk of approving authority necessary to verify applicable ordinance.) <br /> (3) LAKE OR STREAM SHORE PLATS. Provide public access connected to existing public roads to navigable <br /> waters 60' in width at not more than 1/2 mile intervals along shore, except where such access already <br /> exists or where greater intervals and wider access is agreed upon by the DNR and DATCP. Public access <br /> may not be vacated except by circuit court action and DNR approval (see s. 80.41). <br /> (4) LAKE OR STREAM SHORE PLATS. Lands lying between meander line and water's edge and other unplattable <br /> lands lying between the subdivision and the water's edge must be included in plat if subdivider has <br /> any interest in said lands. <br /> 236.20 GENERAL REQUIREMENTS <br /> (2) MAP AND ENGINEERING INFORMATION <br /> (d) All blocks, if designated, consecutively numbered or lettered in alphabetical order. <br /> (e) All lots and outlots in each block consecutively numbered. <br /> (f) Exact width of all easements, streets, alleys. <br /> (3) NAME OF SUBDIVISION IN PROMINENT LETTERS, NOT A DUPLICATE OF ANY OTHER SUBDIVISION. <br /> (a) Immediately under name show government lot, recorded private claim, 1/4 section, section, <br /> township, range, county. <br /> (4) ROADS AND PUBLIC SPACES <br /> (b) Lands dedicated to public marked, "Dedicated to the Public" (except roads and streets). <br /> (d) Each lot must have access to a public or private street, except where otherwise provided by <br /> local ordinance. (Letter from clerk of approving authority necessary to verify applicable <br /> ordinance.) <br /> (5) SITE CONDITIONS AND TOPOGRAPHY <br /> (a) All existing buildings. <br /> (b) All watercourses, drainage ditches, other pertinent features. <br /> (c) Water elevations of adjoining lakes or streams at date of survey, approximate high and low <br /> water elevations, referred to permanent established datum plane. <br /> DATCP/1988 <br />
