It is felt that the rezoning is necessary for EdithE.Merila <br /> the purpose of helping expand economic activity for the entire Joy L.O'Grosky <br /> County of Dane. The lands involved are located in the southeast Mmberl Behrnd-Klodt <br /> quadrant of the I90-94/CTH 19 interchange. This interchange MchaelJJModl <br /> presents economic characteristics which are not currently ColleenJ.Reinke <br /> available in other portions of Dane County. This high-traffic <br /> corridor is especially attractive and in demand for those <br /> businesses requiring high visibility and immediate access to the <br /> Interstate system. Certain lands to the north of this property <br /> were added to the urban service area in 1987 , contrary to the <br /> report of the staff of Dane County Regional Planning Commission. <br /> These lands are currently being developed, and demand for these <br /> lands appears to be especially high. Upon those lands there are <br /> currently being placed sewer and water facilities to cover the <br /> entire 40 acres. One 25 , 000 square foot building has already <br /> been erected on the property, and it is believed that three or <br /> four buildings are currently being planned. The lands to the <br /> north of the subject property are zoned C-2; lands in the <br /> northeast corner of the subject property are zoned C-2 and lands <br /> to the south are zoned C-2 . Approximately ten acres of this <br /> parcel in the northwest corner thereof are located within the <br /> urban service area. Therefore, the 52 acres involved in this <br /> rezoning request appear to be suitably surrounded by C-2 zoning <br /> currently so as to make the rezoning of the subject property <br /> consistent with the neighboring lands.
