4 <br /> response to the Farm Land Preservation Act, created by the • <br /> Wisconsin Legislature, which provides for income tax credits to <br /> farmers who agree to keep their land in agriculture. The purpose <br /> of this zoning was to identify and preserve valuable agricultural <br /> land, to delineate and conserve natural resources, and to identify <br /> those areas where new urban growth should be directed. The <br /> commercial zoning proposed by petition 4295 fails on all accounts <br /> with the intent of A-1 Exclusive zoning, thereby potentially placing <br /> in jeopardy the tax benefits of the Farm Land Preservation Act. <br /> 3. The proposed zoning change is not suitable because the location <br /> is far removed from an urban service area where police, fire <br /> protection, emergency services and solid waste collection would be <br /> readily available. Rezoning for commercial use would also require <br /> an extensive septic system intended to serve employees, the public, <br /> _ and possible waste discharge of the commercial operation. This • <br /> could have significant adverse environmental impact in this area <br /> known for its poor, non-porous soil. <br /> 4. The many commercial opportunities possible under the C-2 <br /> zoning classification in aggregate represent a continuing possibility <br /> of land uses and activities that could adversely affect the longterm <br /> investment in the land and improvements in areas designated for <br /> farm land preservation and, according to the Land Use Policy of <br /> the Town of Verona, shall therefore be discouraged. <br /> Our opposition to petition 4295 doss ngi represent any personal <br /> conflict with John Rowley.
