Due to its physical <br /> condition, we propose to raze the building and erect a church in its stead. It <br /> is expected that the time frame of development will be within 18 months of <br /> approval of conditional use. <br /> Reason Why the Property is Suitable for the Proposed Use <br /> There are many reasons why Lot 3 is suitable as a worship site for a small congre- <br /> gation. One is its size, which is 132 feet by 305.25 feet, almost the size of <br /> a football field. A second reason is its location and proximity to the South <br /> Beltline. The property is in the heart of a neighborhood that has and is under- <br /> going transition. The church is a community stabilizing force. <br /> Because of its size and existing landscaping qualities, Lot 3 permits us to <br /> construct a new church facility that enhances the present aesthetic quality of <br /> the area. The church will be situated far enough from adjoing properties among <br /> the spruce, pine and fruit trees.
