ti .. . <br /> BACKGROUND INFORMATION PERTINENT TO THE ZONING APPLICATION <br /> 1. These lots are to be low density large estates of eight plus acres each. <br /> 2. According to George Weir and Royal Oak Engineering, Inc. , the slope of the proposed <br /> private road would be 8%. <br /> 3. Six adjacent neighbors have lot sizes of five acres or less. Four have lot sizes <br /> ofr"one acre. (see page one) <br /> 4. Mr. Kessinich has personally discussed this proposal with all but ;Two of ,the adjacent <br /> /Jj�Je,residential neighbors which the zoning office has notified and4none are opposed. One <br /> of the remaining is an absentee land owner living in Milwaukee. <br /> 5. One concern voiced by the town has been the fact that the Town of Cottage Grove al- <br /> ready has too many lots available. Our answer would include the fact that realtors <br /> have told me there is indeed a market for eight acre parcels. (see page 4, newspaper <br /> and MLS printout) In fact, many people have stopped at my house to inquire about <br /> purchasing approximately eight acres of land. We are not competing with the half <br /> acre or acre lots available now in the Town of Cottage Grove. <br /> 6. Our goal is to create four deed restricted home sites which will continue to enhance <br /> the quality of the neighborhood and increase the tax base for the Town of Cottage <br /> Grove. <br /> 7. Please note that these lots are adjacent to the Village of Cottage Grove. Rather <br /> than encourage the residential sprawl of the Town of Cottage Grove as most of the <br /> currently available lots do, these lots encourage the centralization of the town. <br /> That, I think, is a goal everyone is working for nowadays, including the town board. <br /> 8. Fire and police protection are only forty acres away as the crow flies. Fireman's <br /> Park is about one block away. Because of its location, shopping, school busing, etc. <br /> are very convenient. <br /> 9. There is an existing farm entrance onto Vilas Road. We will not need to ask for <br /> another entrance onto Vilas Road, but will move the existing entrance only a short <br /> way. Visibility is excellent. <br /> 10. Another concern voiced by the Town of Cottage Grove is the rain water run off. They <br /> have said that it might be excessive. George Weir of Royal Oak Engineering, Inc. <br /> addressed the question. He found it not to be a problem (see page 3) . With the <br /> help of George Weir we have done further computations. <br /> Approximately 10-12 acres of Conger's land is and has been in corn. If homesites <br /> were approved, the land would be covered with lawn, meadow or pasture or both. <br />
