During the terms of the listing contract, we have had numerous <br /> inquiries regarding the property. <br /> My conclusion Dr. Conger, is that the land is for the most part "unsale- <br /> able" as it now sits. Most individuals are very interested in a 5-8 <br /> acre building parcel at a cost of approximately $20,000 to $30,000. In <br /> general, this is the current "market demand" for this area. <br /> I highly recommend that, as owner/seller of this property, an ultimate <br /> goal should be to seek and have approval of a division of the land into <br /> four separate building parcels. Not only will this be beneficial to <br /> you in selling this land, but the tax evaluation would increase for the <br /> Village once these lots were sold and homes built. <br /> I would recommend specific deed restrictions; i.e. , square footages of <br /> the home, useage of the land. This would assure uniformity of the homes <br /> built, enhance the environment and increase the value both for increased <br /> taxation by the Village of Cottage Grove and in "future" sales of the <br /> property. <br /> We continue to receive incoming inquiries regarding the property.
