Since then the surrounding 'property has been <br /> divided and sold off. All buildings within 300 feet are now dwellings, except <br /> Martins' Feed Mill which is estimated to/kf the outer limits of the 300 feet. <br /> We are asking of the board to issue a variance to remodel the SW corner <br /> of the house, removing the existing glassed in unheated porch and extending the <br /> new alteration out to be in line with existing exterior walls of the house. This <br /> area will be used as a piano studio and entry/waiting area. <br /> This little old house costs a fortune to heat in the winter, due to the fact <br /> that the windows need replacing and there is no insulation in the walls. It is <br /> impossible to insulate from the inside as houses built in that era have exterior <br /> • exposed studs and the support planks are inside just under the plaster and lathe. <br /> Removing the planks to insulate between the studs would have obvious disastrous <br /> results. This new alteration would utilize passive solar energy. <br /> In addition to this, the whole south roof needs replacing, and it was felt <br /> that since that has to be done it would be wise to spend the additional money to <br /> remodel and hopefully recover this eventually in money saved in heating expenses, <br /> in comfort, and in increased neighborhood appeal and value of the dwelling. <br /> The addition is to extend two stories and the exterior will be resided. <br /> This dwelling has an extra lot of 80' X 99" behind it. <br /> It is planned that this project will be completed during the winter of 1985. <br /> All buildings on the East side of Berlin Road are too close to the road, not <br /> only ours. Two of the three others in our block are even closer than ours, so it <br /> would not be standing out as the only one in this situation. Lot lines are also <br /> very close for the others. As stated earlier, lots were sold off the property this <br /> dwelling sits on and at the time there was probably no thought as to future regula- <br /> tions on lot distances which is a very real handicap. <br /> The variance is begged as the property has always been used as a residence <br /> since built in 1850, and the restrictions imposed of lot/road distances make the <br /> property nearly worthless as resale and inhibits potential within the structure <br /> unless improvements can be made. <br /> As the house is even closer to lot lines on the North end, and the septic system <br /> lies West, there is nowhere else to make this improvement. Again, it is basically <br /> a matter of removing an existing unheated area and converting it to a liveable area. <br /> This alteration will be no closer to lot/road lines than other existing exterior <br /> walls already are. <br />
