Better solutions. <br /> To: Dane County Zoning, Dane County Land Conservation <br /> From: Erik Sorensen, PE, MSA Professional Services <br /> Subject: Anderson Daycare <br /> Town of Vienna, Dane County, Wisconsin <br /> Date: October 19, 2016 <br /> Purpose <br /> The purpose of this memorandum is to document that the Anderson Daycare site redevelopment <br /> project meets or exceeds the requirements of Dane County Ordinance Chapters 11 and 14 in <br /> regards to shoreland zoning; construction site erosion control and post construction stormwater <br /> management. This memorandum, along with attachments, will be submitted in support of <br /> permit applications for shoreland zoning, shoreland erosion control, and stormwater <br /> management. <br /> Site Description <br /> The site is categorized as commercial development and is located at 6959 River Road in the Town <br /> of Vienna, just southwest of the Village of DeForest. The development involves interior <br /> renovations of existing structures as well as redevelopment of the site including new parking, <br /> driveways, building entrances; the installation of a large playground area; and the improvement <br /> of site grading and drainage including the installation of stormwater management features. <br /> The site is adjacent to the Yahara River on its west and south sides, and the entire parcel lies <br /> within 300 feet of the Yahara's Ordinary High Water Mark (OHWM). The developed portions of <br /> the site lie above a secondary bank upon an upland shelf which is elevated approximately 6 ft. <br /> above the Yahara's 100-yr floodplain elevation. <br /> The property includes approximately 1.8 acres,of which approximately 41,000 sq.ft.are included <br /> within the grading limits. The existing site includes approximately 38,780 sq. ft. of impervious <br /> area (49.5%impervious), and the redeveloped site will reduce the amount of impervious area to <br /> approximately 30,260 sq.ft. (38.6%impervious).
