PETITION FOR REZONING <br /> A-1 AGRICULTURAL EXCLUSIVE <br /> TO RH-2 RURAL HOMES <br /> TOWN OF DUNN <br /> Legal Description <br /> The description is tentative pending completion of a Certified Survey. <br /> It includes parts of the SE-SE and SW-SE of Section 35, T6N, R1OE in the <br /> Town of Dunn, Sane County. A more exact description is provided on a <br /> separate sheet. <br /> Parcel Numbers <br /> Parts of parcel numbers 14-35-860 (SW-SE) and 14-35-861 (SE-SE) are to <br /> be rezoned. <br /> Propsed Use <br /> This petition is to change the zoning of a 6 acre m/1 parcel from A-1 <br /> Agricultural Exclusive to RH-2 Rural Homes to permit the severance of an <br /> existing residence from a larger farm property. Without this rezoning, <br /> the sale of the remaining 104 acres m/1 of vacant agricultural and marsh <br /> land would create a non-conforming use on the remaining parcel . <br /> The 6 acre m/1 property contains a residence and garage and several <br /> older farm buildings including a barn and tobacco shed. The out <br /> buildings are all older and no longer used or suitable for agricultural <br /> purposes. The 6 acres of land includes about 4 acres of cropland and 2 <br /> acres of area around the buildings. The remaining 104 acres consists of <br /> 50 acres of marsh, 4 acres of woodland and brush and 50 acres of <br /> cropland. It is divided into two parts by a town road. <br /> The 104 acre remaining property is being purchased by the Department of <br /> Natural Resources as part of a wetland wildlife management project. The <br /> property will be managed to provide nesting and winter cover for <br /> waterfowl and pheasants as well as other species and to accomodate <br /> outdoor recreational uses including hunting, trapping, hiking, and <br /> nature study and observation. The cropland may be rented to an area <br /> farmer, sharecroped or planted in permanent nesting cover. Purchase by <br /> the DNR will help preserve existing open spaces and important deep marsh <br /> wetlands. <br /> Time Schedule for Development <br /> The property to be rezoned is now fully developed. No development as <br /> such is currently planned for the 104 acres, only alterartion of land <br /> management practices. <br /> Land Uses in Area <br /> The land uses within 300 feet of the area to be rezoned is primarily <br /> agricultural with some residential use as part of larger farm <br /> properties. <br /> Area to be Rezoned <br /> The area to be rezoned includes approximately 6 acres subject to <br /> completion of a Certified Survey. <br />
