It is served by public sewer, <br /> zoned R-3 Residential, and is in the Shoreland district, on the shore of Lake Kegonsa. Mrs. Krause <br /> resides in the existing one-story house with attached one-car garage on this lot. She also owns a <br /> similar-sized, unplatted lot on the north side of Sunnyside Street, where her 2-1/2 stall detached garage <br /> is located. <br /> • At 49 50.00 feet at the building setback line and 6,956+-square feet(SF), the lot does not meet the <br /> minimum 100 feet lot width at the building setback line or the minimum 15,000 SF lot area required for <br /> building a new home in the Shoreland district. <br /> Proposed <br /> • Mrs. Krause proposes to remove the existing house and build a new 2-story, 2-bedroom house with an <br /> attached 3-stall garage. It would meet all setbacks -- minimum 20 feet setback from ROW Sunnyside <br /> Street minimum 15 feet aggregate/5 feet minimum side yards; minimum 58.8 feet averaged setback <br /> Notes-below)51+-feet using neighboring decks legally included in Zoning Permits. <br /> • Proposed house would also meet maximum 30% lot coverage and maximum 35 feet average height. <br /> • Building plans show a sliding door exit at the lake side, but no deck, and an entry door on the west side, <br /> but no step or stoop. Only an at-grade stoop is permitted on the west side (no "step up"). An at-grade <br /> patio on the lake side is permitted, but the patio plus any other existing or proposed impervious surface <br /> between the house and a setback of 37,5 35.0 feet from the OHWM may not exceed 200 square feet, as <br /> per"Minor Structures" provisions of the Shoreland Ordinance Section 11.03(5). <br /> History/Zoning Notes: <br /> • Averaged Setback as per 2008 survey = 51+-feet using neighboring decks legally included in Zoning <br /> Permits: <br /> o 3141 Sunnyside — Lot 11 ZP 2002-142 for SFR w/6'x32' open Deck.
