1 <br /> S 1 1 <br /> The property is suitable for the proposed use as the removal of the sand and <br /> ..leveling of the two hills would be compatable with the existing sand pit along <br /> the Northeast side and the gravel pit at the Southwest corner of the property. <br /> In fact, I feel the proposed use would be a real asset and benefit to the surrounding <br /> property because: <br /> 1. Sand customers often times have dirt to dispose of from the excavation <br /> they are refilling with sand. Because it is more efficient for trucks <br /> to haul both ways (dirt away and sand back to,'job site) . Then the <br /> proposed use will help to speed up the filling in of the existing pits <br /> with their deep excavations (which are running out of sand) because the <br /> proposed sand removal area would not go below grade and therefore not <br /> require any filling. <br /> 2. The proposed use will also help to provide local employment and tax <br /> dollars to the area during these times of reduced State Tax aids and <br /> falling agricultural land values which will put more and more of a tax <br /> burden on the home owners in the future. <br /> 3. Another savings to the tax payers, and an item which will help encourage <br /> employment growth in the area is a close source of sand for utility trench <br /> backfill of sewer/water/gas/electric line replacements, extentions, and <br /> for building in general in which the cost of sand if becoming a larger <br /> and larger item of these installations. A major portion of the cost of <br /> sand is the distance the material must be hauled. Therefore,' the closer <br /> the source of the sand the less it costs to deliver. <br /> In summary I feel the proposed removal of sand and leveling of the two existing <br /> hills will be a real asset to the area because it will provide local employment and <br /> tax dollars, help hold down the cost to tax payers of utility replacements etc. <br /> because of a close source of sand, and help to speed up the filling in of the <br /> existing deep sand excavations which are running out of sand on either side of the <br /> property. <br /> • <br /> The description of land uses within 300' of the property as mentioned earlier, there <br /> is a sand pit along the Northeast side of the property and a gravel pit at the <br /> Southwest corner. There is a metal storage shed along the West side of the property, rQ .1ak <br /> tje surrounding area is either trees, brush or farm land within 300' of the property. <br /> There is 125 acres for rezoning, which may seem large , but because the hills are <br /> only being leveled, rather than a deep pit excavated, a larger area is needed. <br /> As mentioned before, when the areas are leveled they will be covered with topsoil <br /> and seeded or put into crop production.
