I know that the owner has tried to sell it in the past, so I would guess that either he or a potential buyer called with questions. Bottom line— if they walked in to your office today, under its current zoning, would you be able to issue a zoning permit for a new home based on its current zoning, assuming all other criteria were OK? NO They would need to bring the parcel/s into compliance. And, based on the acreage, they might be required to combine the parcels. However, with a good coach and willing applicant, they may be able to re-build on just one of the parcels. Using today's Code. Relative to setbacks, sanitary permits, and most of all, they would need to request and pay for a parcel determination. Norb would study the lands, the splits, and the other variables, and make that determination on all of the parcels. Might be a good thing for the Owner to have done. Then we all know the story.
