p;74i <br /> MEMBERS OF THE COUNTY AGRICULTURE-ENVIRONMENT <br /> & LAND RECORD COMMITTEE <br /> I would like to state that I was caught by surprise when the town asked for <br /> a rehearing of my petition for a rezoning. <br /> Although the town failed to disapprove my zoning change at the rehearing, <br /> they would like some restrictions placed on the zoining change. Although <br /> they have no legal right to request them, I would like to express my feelings <br /> concerning them. <br /> I never had a chance at the town rehearing to comment on them before the <br /> vote. Number One (1 ) was the moving of the driveway 50 ft. to the north. <br /> This would be fine with me. It would even be better for me than where it is <br /> now, but the state won't let us move it, so that is not possible. I don't <br /> know if anybody has taken the time or made the effort to drive out of the <br /> present driveway at night to see where the truck lights would shine. I did, <br /> and there are some pine and birch trees to the south of Bulman's driveway <br /> that do help to block the lights from the driveway. If they wanted, I would <br /> plant some more pine trees for them to screen the site. <br /> I would also put up signs along the driveway for the trucks to keep their <br /> lights on dim. With the lights on dim, they didn't hit the old farm house <br /> when turning north. If the driveway was moved to Gaston Road, Mr. Kennedy <br /> would get the lights, and he is the same level as the road, so it would be <br /> worse for him than the other two houses. I will have some pictures of trees <br /> for you. <br /> The town wanted no commercial zoning for 250 ft. north of Gaston Road. <br /> This would limit my site adversely, as that line would run through one of <br /> our proposed buildings. It would also do away with parking and interrupting <br /> our traffic pattern. The town plan calls for commercial development to be on <br /> Hwys N, BB and 12&18, and be adjacent to other commercial developments. Two <br /> of the four corners are commercial already, and there is commercial just <br /> south of Gaston Road and a warehouse a little past the commercial zoning on <br /> Gaston Road. <br /> I 've enclosed a map with commercial sites and copies of the town plan and <br /> a map of the land use plan for Cottage Grove. Our land is in the unsewered <br /> development district and Polir;y No. 2 covers our situation. <br /> The town talked about fencing the property, which I think will be done, as <br /> the trucking firms would like it done also. The town has a fencing ordinance <br /> that could be applied to our situation. That way all commercial zoned <br /> properties would come under the same jurisdiction. I've enclosed a copy of <br /> the fencing ordinance. <br /> One other concern the town had was water run off. We took a transit and shot <br /> some grades and there is no way for the water to get on to anybody elses <br /> property, as we have the lowest spots around. We haven't set any grades yet <br /> for the terminal , but there are two ways to go with the water. The town <br /> talked about a berm and water way, but this would be a 5 to 7 foot cut to <br /> make the water flow east. We can make the water follow its natural course <br /> and get to the same place. <br /> I think that any commercial development on this site will involve motor <br /> vehicles of some kind just because of its location. I also believe that this <br /> would be a good tax base for the Town of Cottage Grove and Dane County also. <br /> • <br />
