#3680 - This is in the Agricultural Preservation District of the Town of Blue
Mounds Plan where the policy criteria is: "The non-farm site should be:
- land where there has been no history of farming activity.
- a parcel too small to be economically used for agricultural
purposes.
- land inaccessible to farm machinery needed to produce and harvest
agricultural products.
- located where it would not create a conflict with nearby farming
operations.
- land which will allow construction under accepted erosion control
measures of a road or driveway suitable for emergency vehicle
travel and safe access of existing roadways.
- land which does not disturb or destroy natural features such as
significant woodland areas, wetlands, springs and steep slopes.
- a parcel shape which promotes maintenance of adjacent agricultural
parcels and which minimizes the length of access from a public
road to the structure.
- planned so as to avoid cuts into steep slopes for both homesites
and driveways.
- rezoned so that only that portion of land necessary for the
requested use is rezoned."
Comment: The policy criteria require judgment and answers to questions
of whether there has been a history of farming; is 40 acres too small
for agricultural purposes; will there be any conflicts; and is all of
this land necessary for the proposed use? If these can all be answered
positively, the proposal would be consistent.
