NO. <br /> E.H.D. <br /> 3687 No objection. <br /> CO HWY. <br /> #3687 - This is within the urban service area of the Town of Windsor Plan. <br /> The town recently adopted a plan for the urban service area which <br /> shows this as an industrial area. A portion of the policy states: <br /> "A substantial portion of the future industrial park acreage should be _ <br /> R.P. C. reserved for light manufacturing industries and warehouse operations." <br /> Comment: With that in mind, the town and committee may wish to <br /> consider a conditional rezone, since several of the permitted uses in <br /> the C-2 district could conflict with a light industrial and warehouse <br /> area. <br /> For instance, retail sales operations should not be mixed in such an <br /> area; repair and storage of construction equipment could cause conflicts; <br /> fertilizer plants and slaughter houses are more heavy industrial areas; <br /> carnival equipment and driver training schools are not industrial park- <br /> type uses; and handling of scrap materials would have to be carefully <br /> controlled to avoid nuisance problems. <br /> There is a small piece of wetland shown, however the main drainage <br /> channel was moved east between Hardees and Walgreens in 1984.
