The property is within a <br /> preservation area which limits non-farm residential development to 1 Residential <br /> Development Unit(RDU)per 35 acres of land owned as of May 15, 1982. This property was <br /> formerly owned by Donald Schimelpfenig, and totaled approximately 98.13 net acres, as of <br /> May 15, 1982, resulting in a total of 2 RDUs associated with this property. There are no <br /> RDUs remaining. <br /> Three residential developments have occurred as described in the attached density study <br /> report. Parcel 071124193501, (CSM 3974), did not count toward the three because this <br /> home is a replacement to the original farmhouse. Parcel 071124199103 does count because <br /> it is a relatively new home, with the home located in the town of Cottage Grove and its <br /> associated outbuildings in the town of Deerfield. <br /> Please note that this density analysis does not guarantee Town or County approval of a <br /> particular land division, rezone, or development proposal. The Town of Cottage Grove Plan <br /> Commission and Board of Supervisors review all applications to rezone, and apply standards <br /> and criteria as set forth in the Town comprehensive plan to guide their decisions. Also the <br /> Town of Cottage Grove has a Transfer of Development Rights (TDR) program.
