C. <br /> #3688 - This is in the Agricultural Preservation District of the Town of Roxbury <br /> Plan where the policy is: "To limit non-farm residential development <br /> to those areas with soils not classified as prime farmland or those of <br /> statewide importance (as shown on the soil map). <br /> - Lot size 20,000 sq. ft. minimum. <br /> - Density limited to one lot per 35 acres of farm owned as of <br /> July 26, 1978. <br /> - No roads or driveways shall be permitted to cross agricultural <br /> land to reach non-farm development. <br /> - Lots shall be approved if all policy criteria are met." <br /> There are a few acres near USH 12 which have prime and statewide soils, <br /> however approximately 2/3 of the site has less productive soils. <br /> T B <br /> RES.
