The fact that the A-2 district allows land <br /> division without a rezone was a concern raised by several <br /> towns. <br /> In order to address this concern, I introduced petition <br /> 3696 . Petition 3696 would assure towns the right to review <br /> and act on land divisions within the A-2 zoning district . <br /> Currently, A-2 land can be subdivided into parcels of less <br /> than 1/2 acre ( 20, 000 square feet) without a rezone and homes <br /> could be built with a conditional use permit . The towns have <br /> no veto power during this process . <br /> The R-H districts do not accommodate all the uses <br /> available with A-2. For example, it would not allow a 4-H <br /> family to raise a goat on 1 and 1/2 acre of land because the <br /> smallest R-H district is 2 acres . A-2 zoning is used for <br /> sand and gravel extraction. After the operation is finished <br /> and restoration is completed, four new parcels could be <br /> created without review by the town. <br /> All 18 town responses to petition 3696 were in favor . <br /> Unfortunately, the Agriculture-Environment-Land Records <br /> Committee (county zoning) opposed petition 3696 by a vote of <br /> 5 to 2 . I find this distressing because I feel zoning at our <br /> level should be a partnership between the towns and county. <br /> We at the county level should listen and address concerns <br /> raised by town officials . <br /> However, the county board is not required to follow the <br /> recommendation of the Agriculture Committee .
