Eau Claire Avenue • Madison,Wisconsin 53705 • Phone 257-0111 <br /> July 3, 1986 <br /> Dane County Regional Planning Department <br /> Attention: Mr. William Fleck <br /> RE : Conditional Use Permit <br /> Gentlemen: <br /> This letter is to request an appearance for representatives <br /> of Skyview Partnership to obtain a Conditional Use Permit for the <br /> subject property (see Addenda #1 attached) . <br /> The nature of conditional use is an office building, two- <br /> stories , with exposed lower level , which we are requesting functional <br /> office use of the lower level. Our numbers on the site and office <br /> buildings are as follows : <br /> Site: 119 , 001 Square Feet <br /> Zoned: C-1 <br /> Planned Improvements : 2 Office buildings , no more than 22,600 <br /> square foot gross area. Anticipated net usable <br /> 19,200 square feet. <br /> The schedule for development is construction of Building A <br /> starting in September 1986 with completion January 1987 . <br /> The second Building (B) would be started on the basis of what <br /> the market dictates . A rental achievement level of sixty (60%) <br /> percent would be Skyview' s goal before construction would commence. <br /> Our anticipated starting time would be one year from previous start. <br /> We feel the property is most suitable for the proposed use for <br /> a number of reasons . <br /> Firstly, the well constructed successful development of an office <br /> building on Lot 1 of the subject Certified Survey Map #4653. <br /> Secondly, the site has many amentities , namely elevation and <br /> vista, beautiful large trees of which our proposed layout, and desire <br /> for upgraded landscape will be preserved. <br /> Thirdly, the site demands this low density and high quality <br /> approach to preserve its current amentities . <br /> Commercial Investment&Real Estate Sales • Exchange • Land Development • Rentals <br /> Management • Counseling • Appraisals <br />
