Epic ' s <br /> purpose in acquiring the parcel is to construct a single office <br /> building thereon, initially to consist of some 8, 000 square <br /> feet in area, with contemplated maximum foreseeable needs not <br /> to exceed a total of 30, 000 square feet of office space. Epic <br /> has applied to have the parcel rezoned from A-1 to B-1. <br /> The public hearing on the zoning petition was held before <br /> your committee the night of August 12. At that time, Epic <br /> requested that the application be amended to reduce the area to <br /> be rezoned from the entire 17 acre parcel to a portion of such <br /> parcel, consisting of some 8 acres. Epic also offered at the <br /> hearing to accept conditions to rezoning. This letter is being <br /> sent for the purpose of confirming that Epic will accept <br /> conditions to rezoning to ensure that the bulk of property will <br /> be maintained as an open space buffer for the mutual benefit of <br /> Epic and the neighborhood. <br />
