• <br /> VILLAGE OF CROSS PLAINS <br /> 2107 Julius Street <br /> CROSS PLAINS, WISCONSIN 53528 REcENED <br /> Ph.798-3241 <br /> February 10, 1984 FEB 131984 <br /> DANE cou <br /> ZONING DEPT. <br /> Dane County Regional Planning <br /> Agriculture, Environment & Zoning Comm. <br /> Mary Weisensel, Chairman <br /> ad son,on WI 53/09 <br /> Madison, <br /> Re: petition #3181 by David Cheney, agent for Charles Roessler, further described <br /> to rezone 0.7 acres located in Sec. 3, Town of Cross Plains from A-1 ex. to <br /> C--1 <br /> Gentlemen: <br /> At its February 8, 1984 meeting, the Village of Cross plains plan Commission discussed <br /> the above rezoning and forwards the following observations and concerns: <br /> 1) This parcel is in an area intended and mapped for future <br /> conmuercial development in the Village of Cross Plains <br /> Master Plan and therefore the Village has no objection <br /> as to the type of zoning change. <br /> 2) The Village has definite concerns however, with unsewered <br /> development in areas immediately surrounding the Village. <br /> This would be especially true of conunercial development. <br /> 3) Approximately one half the parcel in question is located <br /> in the floodplain area of Black Earth Creek which the <br /> Village has taken considerable effort to regulate and <br /> protect. <br /> 4) Water and sewer lines run immediately adjacent to the <br /> property in question along Bourbon Road and would be <br /> available assuming annexation. <br /> In summary the Plan Commission sees this area as suitable for commercial <br /> development but is very ccncerned about how it is done so that it does not adversely <br /> effect Vi)gage water supplies or Black Earth Creek including it's floodplains. <br /> e • .
