Ms. Mary Weisensel , Chairperson ZONING DEPT. <br /> Dane County Agriculture, Environment & Zoning Committee <br /> c/o Dane County Zoning Department <br /> Room 116, City-County Building <br /> 210 Monona Avenue <br /> Madison, WI 53709 <br /> Dear Ms. Weisensel : <br /> The City of Madison expresses its strong opposition to that part of <br /> Petition 3187 and CUP 365 that would rezone about 600 feet of frontage <br /> along the North side of Cottage Grove Road, totaling almost 4 acres, <br /> to the B-1 Business District to permit additional urban development <br /> of a strip commercial center just East of Queen of Apostles School . <br /> The intended use according to the applicant is gas and food conven- <br /> ience store, barber and beauty shop, craft and garden supplies. The <br /> area is outside the present central Urban Service Area and is not <br /> served by public sanitary sewer or public water system. <br /> Development of this site to accommodate the uses proposed would be <br /> totally inconsistent with the objectives and policies for regional <br /> development as set forth in the Dane County Land Use Plan, specifically: <br /> 1. That the pattern of development should maintain the visual <br /> and functional distinction between urban and rural areas. <br /> 2. That development should be encouraged in the form of compact <br /> contiguous growth around existing cities and villages. <br /> 3. That scattered development of non-farm land uses in the <br /> agricultural areas of the County should be discouraged. <br /> For these reasons, I respectfully request that your Committee reject <br /> this rezoning request. <br /> If the R4 zoning which is part of the same petition is at all necessary <br /> for the proposed reuse of the existing buildings for 60 or so units of <br /> adult retired housing, we would not object to that. However, if any of <br /> the R4 is merely for the purpose of additional residential buildings, we <br /> would also oppose hat request. <br /> /rely, <br /> G-orge `;.
