LOCATION SURVEY <br /> ALL OF LOT 105, FIRST ADDITION TO THE UPLANDS, AS RECORDED IN VOLUME 60-024B OF <br /> PLATS, ON PAGES 118-119, AS DOCUMENT NUMBER 5060652, DANE COUNTY REGISTRY, LOCATED <br /> IN THE NORTHEAST QUARTER OF THE NORTHWEST QUARTER OF SECTION 09, TOWNSHIP 08 <br /> NORTH, RANGE 11 EAST, CITY OF SUN PRAIRIE, DANE COUNTY, WISCONSIN. <br /> NOTES: <br /> 1) Except as specifically stated or shown on this map, this survey does not purport to reflect any of the following <br /> which may be applicable to the subject real estate: restrictive covenants; subdivision restrictions; zoning or other <br /> land use regulations; and any other facts that an accurate and current title search may disclose. <br /> 2) No attempt has been made as a part of this survey to obtain or show data concerning condition or capacity <br /> of any utility or municipal/public service facility. For information regarding these utilities or facilities, please <br /> contact the appropriate agencies. <br /> 3) Date of field work: 11-29-2016 <br /> 4) Surveyor has made no investigation or independent search for easements of record, encumbrances, restrictive <br /> covenants, ownership title evidence, or any other facts that an accurate and current title search may disclose. <br /> 5) All and surface and subsurface improvements on and adjacent to the site are not necessarily shown hereon. <br /> 6) All trees, hedges and ground cover on the site may not necessarily be shown hereon. <br /> 7) Total parcel area = 5,478 square feet <br /> 8) The disturbance of a survey stake by anyone is in violation of Section 236.32 of Wisconsin State Statues. <br /> 9) Routing of public utilities is based upon drawings obtained from the City of Sun Prairie Engineering Department, <br /> markings provided by Digger's Hotline Ticket Number 20140902713 and visible above ground structures. Additional <br /> buried utilities/structures may be encountered. No excavations were made to located utilities. Before excavations <br /> are performed contact Digger's Hotline. <br /> 10) Elevations are based upon NAVD88 datum. City of Sun Prairie provided the top nut of hydrant No. 945 to be <br /> 959.64' (NGVD29). Using WISCORS program to convert to NAVD88, that same hydrant has an elevation of <br /> 959.45'(NAVD88). All elevations shown on this survey are referenced to NAVD88 datum. An on site bench mark <br /> was established on the top nut of the hydrant at the end of Prairie Clover Court approximately 65' east of Lot <br /> 101 and has an elevation of 960.34'. <br /> 11) Arrows indicate the direction of drainage flows in various components resulting from site grading and the <br /> construction of required public improvements. The drainage flow components located in easements shall be <br /> maintained and preserved by the property owner unless approved by the city engineer. Arrows shown on this map <br /> are per the recorded plat of the First Addition to the Uplands. <br /> 12) Subsoil information indicates the presence of ground water conditions that may require basement elevations on <br /> lot(s) 99-107 to be at elevation 955.00 or higher, or that a modified structural plan of the structures foundation <br /> shall be submitted to the building inspector for approval with the application for a building permit as required <br /> information.
