This density report is based on the Town of Berry Comprehensive Plan and the Dane County <br /> Zoning Ordinance. The Town of Berry Comprehensive Plan is based on net contiguous ownership as of April 13, 1981, <br /> this ownership is depicted on the map on the density report. If the ownership is over or under 35 acres different town <br /> policies apply. <br /> The 1981 ownership in this case appears to be around 70 acres and that means that there was the possibility of 2 <br /> homes to be built based on the following policy: <br /> "Within the Agricultural and Rural Lands Preservation Area, limit development to a maximum density of one <br /> new residential dwelling unit per 35 acres held in single ownership as of April 13, 1981..." <br /> Looking at the existing parcels now, it appears three homes have already been built instead of 2 but your <br /> home appears to be "grandfathered". <br /> "Any existing residence built before April 13, 1981, and occupied on or after that date, shall not count against <br /> this density policy. " <br /> My analysis is that there are no home sites left on the delineated property under the Town of Berry density <br /> policy.
