Their design will meet LEED <br /> (Leadership in Energy Efficient Design) standards. <br /> VARIANCES REQUESTED: Purpose: Allow additions and structural alterations exceeding <br /> 50% of the existing single-family residence floor area on a substandard lot in the Shoreland <br /> district <br /> Lot Area Variance: <br /> Minimum Lot area required: 15,000 SF. <br /> Actual Lot Area: 11,680 SF +-. <br /> VARIANCE NEEDED: 3,320 SF +- <br /> Lot Width Variance <br /> Minimum lot width at building setback line required: 100 feet. <br /> Actual Lot width: 46 feet at building setback line as platted; 45.92' as surveyed <br /> VARIANCE NEEDED: 54 feet at building setback line as platted; 54.08' as <br /> surveyed. <br /> IN FAVOR: Andrew Braman-Wanek, AIA, GinkgoHouse Architects, Madison, WI, agent <br /> OPPOSED: None <br /> ZONING ADMINISTRATOR'S RECOMMENDATION: Mr. Lane explained his 06/12/2008 <br /> interpretation that allows additions and alterations to existing principal structures as long as they do <br /> not exceed 50% of the overall floor area of an existing structure. He stated that the Lynches' plan <br /> was reviewed and found to exceed the 50% interpretation standard <br /> Motion: Reynolds/Studz to grant a variance of 3,320 more or less square feet from the minimum <br /> 15,000 square feet required lot area, and a variance of 54 feet at the building setback line as platted <br /> (54.08 feet as surveyed) from the minimum 100 feet required lot width at the building setback line to <br /> allow additions and structural alterations exceeding 50% of the existing single-family residence floor <br /> area on a substandard lot in the Shoreland district. Condition: That the owners keep surface water <br /> run-off from this property off the adjacent properties, as per Dunn Town Board action. <br /> Finding of Fact: <br /> 1) The Lynches own a sewered lot in the Waubesa Beach subdivision, platted in 1907, in the R-3 <br /> Residential district and Shoreland district associated with Lake Waubesa. With platted lot width of <br /> 46 feet and surveyed width at the right-of-way line of Waubesa Avenue of 45.92 feet, and with lot <br /> area of 11,680 more or less square feet, according to a 2008 survey provided by the agent, the lot <br /> does not meet the minimum size standards of the Lake Waubesa Shoreland district (minimum 100 <br /> feet of lot width at the building setback line and minimum 15,000 square feet of lot area for a <br /> sewered lot). <br /> 2) The house on this lot was built in 2001 by a previous owner. At 54.4' x by 34', it meets all setback, <br /> lot coverage and height requirements of the Zoning and Shoreland Ordinances. It was built as a <br /> 2-bedroom, one-story home with a 2-stall garage, walk-out lower level on the lake side, and south <br /> side stairway. A proposed 12'x20' lake-front deck, shown on the original plans, was never built. <br /> 3) The Lynches propose to: A) add a 12'x24' (overall size) lake-front deck to the upper level. The <br /> deck will be irregularly shaped to meet the minimum 75 foot setback from the Ordinary High Water <br /> Mark (OHWM); B) convert the existing attached garage to living spaces (entry, workout/guest <br /> room and 3/4 bath); C) add a 16'x17' "project room" and hallway on the road side of the existing <br /> garage; and D) build a new 24'x32' 2-stall attached garage. An entry porch and new landscaping <br /> are also proposed. <br />
