Final determination can only
be made after a field review can be made. Much
of this general area is not suitable for conven-
tional private sewage systems.
CO HWY.
Petition #3410 - These two parcels would be served from Bailey Settlement
Road and Alvin Road which exit onto C.T.H. "TT", an access controlled
highway.
RP C. Petition #3410
The land area proposed for rezoning is the same as for Petition #3313 of
September 11 , 1984. Our comments found that a plan amendment would be
needed to accomodate such a development. This proposal , while containing
less lots is still in the Agriculture Preservation District of the Town
of Sun Prairie Plan. In considering a plan amendment the same concerns
apply: With 67% of the area proposed now in cropland, most of that is
delineated as "Prime Farmland" on the Town's Soil Productivity Classifi-
cation Map. While the soils are primarily Capability Unit II, this
capability unit is part of the SCS definition of "prime farmland" included
in Tnwn Plans and the Dane County Farmland Preservation Plan_ .
The other point of concern is the large number of vacant lots available
in the Town of Sun Prairie and nearby in the Town of Cottage Grove. Thus,
there appears to be little justification for a plan amendment to expand
the unsewered development area.
T. BD.
■
RES.
