PETITION <br /> WE, THE UNDERSIGNED, ARE OPPOSED TO THE PROPOSED REZONING OF <br /> LOT 104 LOCATED ON CLOVE ROAD IN THE NE 1/4 OF THE NE 1/4 OF SECTION <br /> 21 , TOWNSHIP 8 NORTH, RANGE 9 EAST, OF THE SECOND ADDITION TO MARY LAKE <br /> SUBDIVISION, TOWN OF WESTPORT, DANE COUNTY. <br /> PETITION 3428, NOW BEFORE THE DANE COUNTY ZONING COMMITTEE, <br /> REQUESTS THAT THE ABOVE DESCRIBED LOT 104 BE REZONED FROM R-A1 <br /> EXCLUSIVE TO R-3A. THIS ALLOWS THE LAND TO BE USED FOR ALL PURPOSES <br /> UNDER THE R-1A ZONING AND ALSO ALLOWS THE LAND TO BE USED FOR THE <br /> CONSTRUCTION OF A MULTI-FAMILY RENTAL UNIT (DUPLEX) . <br /> WE THE UNDERSIGNED STATE OUR OPPOSITION TO THE PROPOSAL FOR <br /> THE FOLLOWING REASONS. <br /> -THE INTEGRITY AND CONTINUITY OF THE SURROUNDING NEIGHBORHOOD <br /> WILL BE DESTROYED. <br /> -THERE ARE NO OTHER LOTS IN THE SECOND ADDITION PLAT THAT NOW <br /> HAVE A MULTI-FAMILY RENTAL UNIT ON THEM. <br /> -THE NATURE OF A MUTI-FAMILY RENTAL UNIT IS TO CATER TO A MUCH <br /> MORE TRANSIENT SEGMENT OF SOCIETY. THIS COULD RESULT IN A LESS <br /> DESIRABLE TENANT LESS WILLING TO MAINTAIN THE PREMISES THAN THOSE MORE <br /> PERMANENT LANDOWNERS NOW LIVING IN THE SUB-DIVISION. <br /> -THE APPROVAL OF THIS REZONING COULD AND WOULD IN ALL <br /> PROBABILITY RESULT IN A DECLINE IN PROPERTY VALUES FOR LANDS IN CLOSE <br /> PROXIMITY TO LOT 104. IF NOT A DECLINE, THE PROPERTY VALUES WOULD NOT <br /> INCREASE IN VALUE AS MUCH AS IF A SINGLE FAMILY HOME WAS BUILT AND THE <br /> CONTINUITY OF THE NEIGHBORHOOD LEFT INTACT. <br /> -EXISTING PROPERTY OWNERS PURCHASED LOTS AND HOMES IN THE <br /> ADDITION KNOWING FULL WELL THAT THE AREA WAS ZONED FOR SINGLE FAMILY <br /> HOMES ONLY. TO APPROVE THIS REZONING NOW WOULD BE A BREACH OF CONTRACT <br /> THAT ALL OF US OWNING PROPERTY IN THIS ADDITION SIGNED WHEN WE <br /> PURCHASED OUR PROPERTY. <br /> -THE PROPERTY IN QUESTION, COULD AT SOMETIME IN THE FUTURE, BE <br /> OWNED BY A NON-RESIDENT LANDLORD WHO MAY NOT BE AS REPONSIVE TO THE <br /> CARE AND MAINTAINENCE OF THE UNIT AS OTHER LANDLORDS OR MOST SINGLE <br /> FAMILY HOME OWNERS WOULD BE. THIS WOULD RESULT IN A LESS CARED FOR <br /> FACILITY AND IN A FURTHER DECLINE OF THE ECONOMIC VALUE OF OTHER <br /> SURROUNDING PROPERTIES. <br /> -THERE ARE MANY OTHER SUITABLE SITES AVAILABE IN CLOSE <br /> PROXMITY THAT COULD BE ZONED R-3A. THERE IS 100 PLUS ACRES AVAILABLE <br /> ALONG COUNTY TRUNK HIGHWAY M WHICH COULD BE USED FOR THIS PURPOSE. AN <br /> ENTIRE AREA COULD BE DESIGNATED FOR THIS PURPOSE INSTEAD OF INITIATING <br /> A POLICY OF HELTER SKELTER PLACEMENT OF RENTAL UNITS THROUGHOUT AN AREA <br /> OF SINGLE FAMILY HOMES. <br /> -THE WESTPORT PLANNING COMMITTEE RECOMMENDED TO THE TOWN BOARD <br /> OF WESTPORT THAT THE PETITION FOR REZONING BE DENIED, MARCH 18, 1985. <br /> IMA4t,,y‘ ard 1 %WO �° `� ' 9 <br /> 55A/9 wok= <br />
