Jim's Body and Auto Repair is located at 6974 Old Sauk Road in the large <br /> four hay garage owned by Howard and Donna Nelson (same address.) The building <br /> and the land surrounding it are presently zoned A-1 (Agricultural. ) <br /> Dane County Zoning has recently informed us that the site must be rezoned <br /> C-2 (Commercial) or business there must terminate by March 25, 1982. <br /> Your support is necessary to make a zoning change, but we realize that as <br /> residents you may not want to have commercial land near your homes. After <br /> much collaboration with both the Town of Middelton and Dane County Zoning <br /> personnel we have come up with a possible rezoning plan that would allow Jim's <br /> Body and Auto Repair to continue, but not adversly affect the residential <br /> zoning of the rest of the area. <br /> The plan is referred to as conditional zoning and is organized in two <br /> steps. <br /> 1) Dane County rezones C-2, but restricts its <br /> use to automotive repair then, <br /> 2) Howard and Donna Nelson and the Town of Middleton <br /> make a written agreement that, a) the building will <br /> not be rented to anyone other then Jim Millar and, <br /> b) when Jim's Body and Auto Repair relocates they will <br /> immediately petition to have the property revert to <br /> its original A-1 zoning. <br /> It is the opinion of Bill Fleck, Dane County Zoning, that there is virtually <br /> nothing that could complicate that rezoning process. <br /> It is our intense desire to keep the business at its present location. <br /> The intent has always been to rent while establishing the business and to <br /> build a shop when it became financially feasible. We project that this could <br /> take up to three years given the present economy. <br /> This petition will be presented to the Town of Middleton Planning <br /> Commission on April 7th and to the Town Board on April 12th.
