WHEREAS, K & R Farms, Inc. is/are <br /> the owner or owners of the following described land in the Town of <br /> Blue Mounds , Dane County, Wisconsin, to-wit: <br /> Part of the SW; NE14 of Section 1, Town of Blue Mounds described as follows: <br /> Commencing at the Southeast corner of said SW1 NE;; thence North 656.9 <br /> feet, thence West 449.25 feet mor or less to the centerline of STH 78; thence <br /> N 15° 29' W along said centerline 150 feet; thence S 74° 31' W, 315 feet; <br /> thence S 15° 29' E, 165 feet to the point of beginning; thence continue S <br /> 15° 29' E, 130 feet; thence N 74° 35' E, 245 to the Westerly right-of-way <br /> of STH 78; thence Northwesterly along said right-of-way 130 feet; thence <br /> S 74° 35' W, 245 feet to the point of beginning. <br /> • <br /> 2. WHEREAS, the said owner desires to place certain restrictions thereon, to <br /> bind the owner and those who may acquire title hereafter; <br /> 3. NOW, THEREFORE, in consideration of the mutal benefits passing to and from the <br /> owner and those who may hereafter purchase said land and the parties named as <br /> beneficiaries of these restrictions, the following restrictions are hereby im- <br /> posed: <br /> 1) . Use of the C-2 area shall be limited to: <br /> a) . The operation of a retail feed and seed business and storage of related equip- <br /> ment. <br /> b). The operation of a repair garage for vehicles not larger than a one-ton truck. <br /> 2) . The operator of said business shall not store any more than three (3) given <br /> vehicles on the property outside the confines of the steel, pole building for more <br /> than fourteen (14) days for each such vehicle; <br /> 3) . No more than ten (10) vehicles shall be parked on the property outside of the <br /> confines of the steel pole building during normal non-working hours. <br /> 4) . All such vehicles parked outside the steel, pole building shall be parked and <br /> kept in a neat and orderly manner; <br /> 5) . The grounds surrounding said pole building shall be kept in a neat and orderly <br /> manner; <br /> 6) . Nothing else shall be stored outside the building. All other storage required <br /> for operation of the business shall be confined to the inside of the building or <br /> located in another area properly zoned for such use. <br /> These restrictions shall constitute covenants running with the land and shall <br /> be binding upon all parties now owning any part of said land, their successors, <br /> heirs and assigns, and all parties holding under them unless, pursuant to para- <br /> graphs 5 or 6 of this instrument, said restrictions are amended or terminated. <br /> 1 - <br /> 616 <br />
