Fountain, 1817 Ciarmar, Sun Prairie, Wisconsin, is the <br /> owner of certain property described as: <br /> Part of the Northeast 1/4 of the Northwest 1/4 of Section 18, <br /> Township 8 North, Range 11 East, Town of Sun Prairie, Dane County, <br /> Wisconsin, more fully described as follows: <br /> Commencing at the North 1/4 corner of said Section 18; thence West <br /> along the North line of said Section 1322.15 feet; thence South 1 01 <br /> degree West, 745.2 feet to the point of beginning of this <br /> description; thence South 1 01 degree West, 600 feet to the point <br /> which is 85.3 feet North of 1 01 degree East from the Northwest right <br /> of way line of the Chicago, Milwaukee and St. Paul and Pacific <br /> Railroad; thence North 51 41 degree East on a line which is parallel <br /> to and 66 feet Northwesterly from said Northwest right of way line of <br /> railroad 946.95 feet; thence North 88 59 degree West, 466.6 feet, <br /> thence South 1 01 degree West, 164 feet, thence North 88 59 degree <br /> West, 266 feet to the point of beginning. <br /> WHEREAS, in consideration of the zoning of that parcel being changed to <br /> C-2, the owner agrees to limit the use of that parcel by imposing on said <br /> parcel certain restrictions and limitations for the benefit of Town of Sun <br /> Prairie; Dane County, City of Sun Prairie and the present and future <br /> owners of said parcel and the owners of property in the Town of Sun <br /> Prairie and the City of Sun Prairie, Dane County, Wisconsin. <br /> NOW, THEREFORE, It is hereby declared and agreed that the following <br /> restrictions and limitations be and the same hereby are adopted and placed <br /> on the parcel described above: <br /> 1. As long as the parcel described above is zoned C-2 COMMERCIAL <br /> the only permitted uses under that zoning classification are the <br /> following: <br /> a. Major repairs to motor vehicles; <br /> b. Sales of new and used motor vehicles; <br /> c. Sales of new and used mobile homes, recreational equipment, <br /> rental, sales and service. <br /> .2. All the covenants, restrictions and limits set forth herein <br /> shall run with the land and the grantee by accepting the Deed to <br /> CD eta the parcel accepts the same subject to such covenants, <br /> restrictions and limitations and agrees for himself, his heirs, <br /> N <br /> his administrators and assigns to be bound by such covenants, <br /> restrictions and limitations jointly, separately and severally. <br />
