• <br /> 3. Use of the Property to be Rezoned. <br /> The property in question is part of a larger parcel of <br /> land currently owned by Donald G. Page and Arlene C. Mattioli, <br /> and managed by their agent and trustee, M & I Trust Company. The <br /> larger parcel cf land is currently being leased to Don W. Miller <br /> for use as a used car dealership. <br /> The property in question_ lies adjacent to property in <br /> the City of Madison, Tax Parcel #0709-343-00-92-5 , which is zoned <br /> C-3L, which provides appropriate zoning for a used car <br /> dealership. The property in question, however, is zoned B-1 by <br /> the Town of Madison/Dane County. The appropriate Town of <br /> Madison/Dane County zoning for the business currently in <br /> operation on the property is C-2. <br /> The property in question, which comprises approximately <br /> .98 acres , is currently being utilized as a parking area for <br /> vehicles of the dealership. The property has no buildings or <br /> structures on it, and there are no plans to further develop the <br /> land or alter its use in any way. The parcel has been used as a <br /> used car dealership for approximately seventeen years and the <br /> improper zoning was only recently discovered when a sale of the <br /> parcel was contemplated. <br /> 4 . Land Uses Within 300 Feet of the Property in Question. <br /> Directly to the east of the property in question lies <br /> City of Madison Tax Parcel #0709-343-00-92-5 , which is being used <br /> for the remainder of the Don Miller Dodge parking lot and also <br /> contains a building which houses the dealership office. <br />
