With apartments/condominiums boarding the property on the Southeast <br /> and Southwest sides of the property and rental units on the Northeast side <br /> of the property we see the project blending with the usage of the surrounding <br /> properties. <br /> We ask that the following zoning variances be granted contingent on the <br /> conditional use being granted at the April 12, 1988 hearing. <br /> 1) A variance of 1.5 units allowed on property. <br /> a) Total lot area being 42,960 sq. ft. divided by 2,000 sq. ft. per unit <br /> required equals 21.48 units allowable and we are requesting 23 units. <br /> 2) Number of required parking stalls reduced by 9 stalls. <br /> a) Required 2 stalls per unit times 23 units equals 46 stalls required. <br /> We propose 37 stalls therefore requesting reduction by 9 stalls. <br /> b) It has been our past experience with properties having efficiency and one <br /> bedroom units that the proposed parking would adequatley handle tenant and <br /> guest for the project. <br /> Thank you for your consideration of the proposed use for the property.
