Dane County Zoning Department <br /> March 8, 1988 <br /> Page 2 <br /> The Subject Parcel consists of approximately 17 . 3 acres. <br /> A rough sketch is attached to assist your understanding of the <br /> petition. Approximately the western 9 acres of the Subject Parcel <br /> is tillable. Currently, it is in a govenment set-aside program <br /> under the control of a renter , Eric Linnerude. The remaining <br /> approximately 8 acres is wooded. <br /> If the Subject Parcel is re-zoned, Sue VanSteenderen <br /> intends to convey it to her son, Steven R. VanSteenderen. He, in <br /> turn, intends to construct two structures on the property. First , <br /> he will construct a residence in the wooded area near the southern <br /> boundary of the Subject Parcel (although, obviously, he will <br /> respect the 25 foot side yard and 50 foot rear yard setback <br /> requirements) . Second, he intends to build a large barn, <br /> approximately 60 feet by 100 feet, in the tillable area near the <br /> house. Steve intends to construct the house and ( if finances <br /> permit) the barn during 1989 . To gain access to the house and <br /> barn from Washington Road (along the western boundary) , Steve <br /> intends to construct a driveway which would probably follow an <br /> existing dirt path. The approximate locations of the house, barn <br /> and road are shown on the attached sketch. <br /> Once construction is complete, Steve intends to move <br /> from his current residence in Cambridge to the Subject Parcel . <br /> He also intends to graze two horses on the land. To provide feed, <br /> he will place a couple of acres of the tillable land into alfalfa. <br /> The remaining approximately 8 acres of tillable land would be <br /> available for renting, possibly to Mr . Linnerude. <br /> Steve ' s intended use of the Subject Parcel should not <br /> interfere with his neighbors . The land on all sides of the <br /> Subject Parcel is zoned A-1 (exclusive) and is used as farmland <br /> or wooded land. The only house located within 300 feet of the <br /> Subject Parcel is owned by the Harrieds, the neighbor to the north. <br /> Because Steve intends to build in the southern part of the Subject <br /> Parcel, his house will be separated by more than 100 feet from <br /> the Harrieds . Although construction will be relatively near the <br /> southern boundary, it will not incommode the neighbor to the south. <br /> The land to the south is the remainder of Lot #1, owned by Steve ' s <br /> mother, Sue VanSteenderen, who is fully aware of Steve ' s plans. <br /> Steve VanSteenderen has talked about those plans with <br /> Stanley Lien, the chairman of the Town of Christiana. Mr . Lien <br /> indicated that he would not oppose the petition, although we <br /> understand that Mr . Lien and the Town Board are not bound by his <br /> preliminary opinion. <br />
