' ' 1 <br /> ZONING PETITION #3779 - Junck, Verona. <br /> 1) . A primary purpose of the LC-1 Limited Commercial District is to provide a district <br /> which can be utilized by small contractors to locate in the area they service. <br /> 2) . Committee and Town Board considered the rural homes atmosphere of the area. The <br /> RH-1 District which is predominent in the area allows building coverage of 10% <br /> of a lot or parcel. A 2 acre parcel would accommodate 8,712 square feet of build- <br /> ing coverage, the equivalent of a 80 x 30 ranch style home and a 60' x 105' acces- <br /> sory building. The property to the West is A-1 Ex. and there is no size restriction <br /> for ag accessory buildings. <br /> 3) . The Town Board & Committee further considered the rural homes atmosphere by re- <br /> quiring deed restrictions which would assure that there would be no apparent dif- <br /> ference in physical appearance between the Juncks and what is allowed on other <br /> properties. Outside storage of materials and equipment would be prohibited. <br /> The Juncks would also be required to screen their accessory buildings - which <br /> is not a requirement on the other properties in the area. <br /> 4) . Dane County Zoning had received no complaints about the Junck's business prior <br /> to this rezone application. <br /> • <br />
