PH NOV 111986 ITEM NO AZ- <br /> PETITION NO. -? '/ 7 C.U.P. NO. <br /> E.H.D. <br /> 3817 We have not received nor reviewed any certified soil data for this <br /> parcel. A portion of the soils will be difficult to work with. <br /> We therefore will object to this petition until we have received <br /> soil data and reviewed same. If the flow from any of the commercial <br /> • establishments is more than 5, 000 gallons per day, the private sewage <br /> system will require special review and approval by the State Bureau <br /> of Plumbing. <br /> CO HWY. <br /> Petition #3817 - This portion of CTH "AB" is access controlled. The <br /> existing C-1 parcel adjacent to CTH "AB" was granted an access permit per <br /> permit #85-10, and it is located approximately 200' south of Luds Lane. <br /> The remaining commercial property would have to obtain access from Luds Lane <br /> or variances from the access ordinance would have to be obtained. <br /> RP C. <br /> #3817 This area is in the Exclusive Agricultural District of the Town <br /> of Cottage Grove Land Use Plan where the purpose Is to: <br /> "Provide an agricultural district that offers farmers protection <br /> from encroachment by urban uses and that qualifies them for the <br /> state agricultural tax credit program. " Since the purpose is <br /> agricultural preservation, there are no provisions for <br /> commercial development in this area . This proposal is <br /> Inconsistent with the adopted plan. <br /> The town plan does provide for agriculture related business in <br /> another area of town. Such a large general commercial area <br /> should be in an urban service area. There are no urban services <br /> available to this site. <br /> T. B� <br /> RES. P. H.
