We would like to change the zoning of lot 17 of Oak Valley Estates from the <br /> current R-1 to R-3. Our purpose for requesting the change is to be able to <br /> build a home closer than 50 feet from the back lot line. We are proposing <br /> building between 35 and 25 feet from the back lot line which would fall within <br /> the guidelines of R-3 zoning. The topography of the lot is such that the area <br /> in question appears to be the only buildable spot if traditional building <br /> techniques are utilized, ie, the house is not built on stilts or pilings in <br /> order to overhang the ravine. <br /> We have discussed the zoning change with the owner of the property that adjoins <br /> the back lot line. Plastics Ingenuity Employee Profit Sharing Trust owns the <br /> adjacent 400 acres and will agree to the zoning change. A letter from <br /> Mr. Joe Kuehn of Plastics Ingenuity will be available at the zoning hearing. <br /> Terra Heights Partnership represented by Mary and Maxine Knipfer owns the <br /> development. They will also supply a letter indicating that they do not oppose <br /> the zoning change. <br /> We have also spoken to the Cross Plaines Town Board regarding this matter. The <br /> minutes of the Town Board meeting reflect their approval of the zoning change <br /> and a letter to that regard from Walter Haack will be available at the zoning <br /> hearing if necessary. <br /> A topographical map of the lot in question is attached. <br /> • <br />
