The policy <br /> Is: "The policies for these areas are the same as the <br /> Agricultural Preservation Areas, except that they are adjacent <br /> to existing urban service areas and suitable for future <br /> development. " <br /> A comment in the adopted plan states: "This recognizes the <br /> longer term potential use, but does not allow development at <br /> this time since the area Is not needed and cannot be <br /> efficiently provided with services. Only very limited <br /> unsewered development will be allowed, since in the long term <br /> this area may be sewered. To add area to the urban service <br /> area, a plan amendment is required." <br /> — Transportation issues and access points are also of major <br /> concern with this development proposal . Mineral Point Road is <br /> designated as a Minor Arterial In the Regional Transportation <br /> Plan. The present town road which now provides access to the <br /> site Is too close to the West Beitline Interchange on Mineral <br /> Point Road. There is insufficient distance to the Interchange <br /> for west bound traffic making a safe left hand turn on to the <br /> town road for significant traffic generating use such as this. <br /> Mineral Point Road at this location Is already heavily traveled <br /> with 9,000 vehicles per day. Being a limited access road, any <br /> future Improvements to Mineral Point Road between the Beitline <br /> and CTH M would more than likely extend the present median from <br /> the Interchange to County M. Consideration should be given to <br /> having road access to parcels In this entire area south of <br /> Mineral Point Road come off of County M. <br /> Considering access off CTH M, again raises the land use <br /> question of what type of development is desired, and at what <br /> time in this area. <br /> On the site plan, one of the proposed buildings is located <br /> within an officially mapped greenway, which functions as a <br /> major drainageway. <br /> Generally this proposal is premature according to existing plans and <br /> policies. A number of detailed planning questions must be answered <br /> before development of this area at urban densities should proceed. <br /> P <br />
