The property is zoned C-2 and we <br /> wish to apply for a conditional use for the following purposes: <br /> 1. Total demolition of all existing buildings, pumps and tanks presently <br /> on the site. <br /> 2. Build a new 40 x 65 convenience store. <br /> 3. Installation of new pumps and tanks. <br /> 4. Erect a 50' x 70' canopy over pump area. <br /> 5. Erection of an 8' x 14' I.D. and price sign. <br /> Our purpose of the convenience store will be for the sale of groceries, <br /> of sale food and snadwiches, of sale beer and video movie rentals. Hours of <br /> operation will be 6 a.m. to 12 p.m. tentatively. We plan to employ 4-6 people <br /> to operate the store. Construction of project will be started in May with com- <br /> pletion on or before Sept. 1, 1987. <br /> Kickapoo Oil feels this is a very desirable addition to the location. We <br /> are now presently using the site for self-service gas and the modernizing of <br /> the site will definitely improve the location. <br /> Property adjacent to our proposed project is being used for the following: <br /> 1. Across the street is a go-cart operation that is operated primarily <br /> in the summer months. <br /> 2.
