C. <br /> *3908 This site is in the Farmland Preservation Area of the Town of <br /> Pleasant Springs Land Use Plan, where the "Density is limited to one <br /> lot per 35 acres of farmland owned as of June 6, 1978. " There is no <br /> provision for dividing a 20 acre parcel . <br /> In addition the plan has a residential policy which states "To allow <br /> only single family zoning when rezoning for residential use within <br /> the Agricultural Preservation Areas and Rural Development Areas <br /> delineated on the Land Use Plan Map. " Thus, the duplex use is <br /> inconsistent . <br /> The town has begun considering an amendment to the plan, but no <br /> action has been taken on any amendment to date. <br /> T.
