Present Use of Real Estate. <br /> The parcel is currently used as the Applicant ' s residence <br /> and veterinary clinic . The parcel is located adjacent to <br /> and to the East of U. S. Highway 51 . The property located <br /> across Highway 51 is zoned C- 1 Commercial and consists <br /> of light manufacturing and vacant land. The parcel is <br /> bordered by C-1 Commercial land to the north which consists <br /> of a rental one-family residence, and rental warehouses. <br /> A large area of vacant land is to the east of the parcel <br /> where a proposed Wal Mart store will be located. <br /> 3. Zoning. <br /> The parcel is zoned under the Dane County Code of Ordinances. <br /> Chapter 10, section 10 . 13 as a C-I Commercial District . <br /> Included within the conditional used permitted in the C- 1 <br /> district are duplexes. <br /> 4. Proposed use of Site. <br /> Applicant proposes to convert the single-family residence <br /> to a duplex. Specifically, the Site is located in close <br /> proximity to the applicant ' s veterinary hospital and is <br /> intended to be rented to veterinary students who could <br /> assist in the veterinary practice. <br /> 5 . Anticipated Timing. <br /> Upon aproval by the Zoning Department , construction is <br /> scheduled to begin in late April . Because only minor <br /> remodeling will be necessary the proposed project could <br /> be completed by late May. <br /> The Applicant believes , with respect to the conversion <br /> of the single-family residence into a duplex , that: <br /> 1 . The location of the residence in close proximity to the <br /> veterinary hospital would be idealy suited for <br /> rental to parties interested in the future practice of <br /> veterinary medicine, and would enhance their training <br /> by daily access to a veterinary practice and employment <br /> by the practice ; <br /> 2. As no new structures are to be built, the uses, values <br /> and enjoyment of other property in the neighborhood <br /> of the Site for purposes already permitted shall be in <br /> no foreseeable manner substantially impaired or diminished; <br />
