•
Zoning Administrator
March 9, 1987
Page 2
2. Present Use of Real Estate.
The parcel is currently used as the Applicant ' s residence
and veterinary clinic . The parcel is located adjacent to
and to the East of U. S. Highway 51 . The property located
across Highway 51 is zoned C- 1 Commercial and consists
of light manufacturing and vacant land. The parcel is
bordered by C-1 Commercial land to the north which consists
of a rental one-family residence, and rental warehouses.
A large area of vacant land is to the east of the parcel
where a proposed Wal Mart store will be located.
3. Zoning.
The parcel is zoned under the Dane County Code of Ordinances.
Chapter 10, section 10 . 13 as a C-I Commercial District .
Included within the conditional used permitted in the C- 1
district are duplexes.
4. Proposed use of Site.
Applicant proposes to convert the single-family residence
to a duplex. Specifically, the Site is located in close
proximity to the applicant ' s veterinary hospital and is
intended to be rented to veterinary students who could
assist in the veterinary practice.
5 . Anticipated Timing.
Upon aproval by the Zoning Department , construction is
scheduled to begin in late April . Because only minor
remodeling will be necessary the proposed project could
be completed by late May.
The Applicant believes , with respect to the conversion
of the single-family residence into a duplex , that:
1 . The location of the residence in close proximity to the
veterinary hospital would be idealy suited for
rental to parties interested in the future practice of
veterinary medicine, and would enhance their training
by daily access to a veterinary practice and employment
by the practice ;
2. As no new structures are to be built, the uses, values
and enjoyment of other property in the neighborhood
of the Site for purposes already permitted shall be in
no foreseeable manner substantially impaired or diminished;
