Since that <br /> time, I understand the proposal has been modified from a 7-lot subdivision plat to a 4-lot <br /> certified survey map. This addresses one of the potential conflicts with the Town of Roxbury <br /> Land Use Plan, which specifically prohibits subdivision plats from the Agricultural Preservation <br /> • Area. <br /> However, some issues still remain: <br /> Density Policy <br /> The Town of Roxbury Land Use Plan (last amended in 1993) shows the Tesch property within an <br /> Agricultural Preservation Area. Within such areas, nonfarm residential development is limited to <br /> "one lot per 35 acres of farm owned as of July 26, 1978." The plan provides for no exceptions to <br /> this policy. <br /> Historic records show that the 12.5 acre Tesch property was a separate parcel at that time, and <br /> was not part of a larger farm. There is no record of any division of the Tesch property since <br /> 1978. Under the language of the currently adopted town/county plan, this would be insufficient <br /> acreage to allow for division. <br /> Town Conditions <br /> The Town of Roxbury has recommended approval with several conditions, including a condition <br /> that any homes built on the property be a minimum of 1,200 square feet. The committee may <br /> wish to ask for an opinion from the Dane County Corporation Counsel as to whether such a <br /> condition is discriminatory. <br />
