COMPOSITE REPORT - Page 2 ITEM 30 - APPLICATION 7594 <br /> David Salvatore and <br /> Beverly Dimaggio <br /> Verona 07 <br /> STAFF COMMENTS <br /> Background <br /> A-1 EX to RH-2 and RH-4 <br /> Divide a 40 acre farm into (4) SFR/farmette sites: (2) 5.0 acre parcels and (1) 6.0 acre <br /> parcel to be zoned RH-2; and(1) 24 acre parcel for a future homesite for David <br /> Dimaggio. Dimaggio states that"the land cannot be used for row crops due to poor <br /> topsoil and topography. Currently the farmer leasing the land did not pay in full <br /> complaining of the quality of the hay crop!" <br /> Soils: 100% Class I-II <br /> Uses: 100% Cropland <br /> Note: An intermittent stream tributary to the Sugar River flows N to S near the W <br /> property line of the RH-2 area, with associated Floodplain which affects the RH-4 parcel <br /> near the S property line. (The Military Ridge Trail runs along the S PL.) <br /> Note: Dimaggio has excluded a 2.2+- acre area along his East PL from the rezone <br /> petition—reason unknown. Also, Dimaggio et al. own a 7.6 +- acre A-1 EX zoned parcel <br /> on the South side of the Trail, which would appear to be a non-complying remainder. <br /> Dane County Highways' Issues <br /> CTH"PD" is a controlled access highway. No new access would be permitted due <br /> to the CSM. <br /> References in Town Plan <br /> The land proposed to be rezone out of Al-EX consists of 40 acres of prime farmland <br /> within the agricultural land preservation district of the town of Verona. <br /> According to the town land use plan, only non prime farmland could be considered for <br /> rezoning out of the Agricultural Land Preservation district(p.10): <br /> "Non farm residential development by certified survey in those areas with soils <br /> not classified as prime farmland at a density of one lot per 35 contiguous acres <br /> owned, with a minimum lot size of two acres will be considered for rezoning. " <br /> "This policy provides a minimum amount of residential development in <br /> agricultural areas. It is assumed that rezoning would be required for residential <br /> construction. " <br /> Dane County Environmental Health Issues <br /> Our office does not have a file relating to this premises. If there is an existing <br /> dwelling, the existing private sewage system must remain on the same parcel. <br />
