A I L.. <br /> Environmental Health Issues <br /> Consideration should be given to the provisions for control of odors, noise and <br /> insect pests which can be associated with this type of operation. <br /> References in Town Plan <br /> The area is in the agricultural land of the Town of Springdale Land Use Plan. 20 % of <br /> the land is on Virgil and Portbyron soils (prime soils). <br /> The following policies are applicable: <br /> 1. "To discourage all non farm development in Agricultural Lands Preservation <br /> Areas (as defined by the Agricultural Lands Preservation Map). Certain <br /> agriculture-related uses such as grain storage facilities, implement dealers or <br /> other agribusines require a rural location and should be permitted where <br /> feasible. <br /> 2. Non farm residential development should be restricted to those areas with <br /> soils not classified as prime farmland or those of statewide importance <br /> providing the lot is one acre or more at a density of one lot per 35 acres of of <br /> ownership as of the effective date of this Plan. Subdivisions are not permitted <br /> within the Agricultural Lands Preservation Areas. " <br />
