COMPOSITE REPORT - Page 2 ITEM 33-APPLICATION 7596/CUP 1576
Gary Grundahl
York 33
STAFF COMMENTS
A-1EX to A-2(4) with Conditional Use Permit for Horse boarding stables, riding stables,
horse shows and similar events, unlimited livestock on 3 to 16 acres, sales of agricultural
and dairy products not produced on the premises and incidental sales of pop and candy,
retail sales of bridles, saddles, grooming supplies and related items (limited to 150 SF),
and training of horses.
Grundahl owns 160+- acres zoned A-1EX. He wishes to divide 7.89 acres from
the farm and open a horse boarding and riding stable facility. He would also "use this
area for...approximately 20-30 [horse] shows per year...For the shows, [he] would like
to be able to sell agricultural and dairy products and the incidental sale of other sundry
goods to include but not limited to pop and candy." (Note: The CUP language in the
Zoning Ordinance does not mention "sundry goods". It might permit the sale of some
snack items other than pop and candy, but probably would not permit other retail sales,
e.g. souvenirs. This would require B-1 Local Business or a CUP for Limited Family
Business.)
Grundahl also wishes to sell horse-related items such as "bridle, saddles,
grooming supplies and other retail items associated with horse boarding or riding arena
facilities. (Note: This type of retail sales use is specified by the Zoning Ordinance as a
CUP as long as the area for retail sales is limited to a maximum of 150 sq.ft. of floor
space.)
Soils: 100% Class II
Uses: 100% Pasture
Note: Previous Pet. 6300/CUP 1248 from A-1EX to A-2(4), for a 5 acre parcel
immediately East of Grundahl's proposed 7.89 acre parcel, was approved, but became
void when no CSM was recorded by 1/265/1995. Owners Tubbs, Slattery and Aulik
requested a residence for the owner of the farm and CUP's for horse boarding, Limited
Family Business, and unlimited livestock on 3-16 acres.
