They plan to sell 105 acres to an unrelated <br /> party, and would like to provide a 2.0 acre RH-1-zoned area(not a separate parcel) as a <br /> "future home site for this buyer". A 10 acre portion of Grover's remaining 68 acres is <br /> separated from the rest of the farm by CTH JJ, and requires rezoning and a CSM. Grover <br /> states that"at this time I wish to keep this 10 acres"which would be rezoned to RH-3. <br /> Soils: 5% Class I-II, 3% Class III, 15% Class IV, 77% Class V-VIII <br /> Uses: 73% Woodland, 27% Unused(fallow, CRP) <br /> Note: The headwaters of an intermittent stream tributary to Elver Creek lie across CTH <br /> JJ from the RH-3 zoned parcel, flowing E to W. <br /> Dane County Highways' Issues <br /> CTH "JJ" is not a controlled access highway.
