The 33.6 acre portion of the Maier farm <br /> from which the 4 acre Hellenbrand parcel is being taken is separated from the rest of the <br /> Maier farm by Riles Road, so the 29.6 acre"remainder"must be rezoned—to A-2—with <br /> a CSM, to comply with the County's Subdivision Ordinance. A-2 Agriculture zoning <br /> permits one new home per minimum 16 acre parcel. <br /> Soils: 20% Class III, 60% Class IV, 20% Class V-VIII <br /> Uses: 100% Cropland <br /> Note: An intermittent stream flows E to W along the N side of Riles Road to its <br /> intersection with CTH P,the under CTH P to an unnamed pond. The steam is located <br /> directly across from and within 300' of the new A-2 and RH-2 parcels. If the RH-2 <br /> parcel has drainage into this stream, Shoreland zoning district regulations re: filling and <br /> grading may apply. <br /> Dane County Highways Comments <br /> CTH "P" is not a controlled access highway. Any changes to existing accesses, including <br /> use, or new accesses requieres a permit. Joint use driveways should be utilized wherever <br /> possible. No new accesses to CTH "P" will be granted due to division. <br /> References in Town Plan <br /> Within the 1995 Town of Springfield Land Use Plan, the two areas in the petition for <br /> rezoning are as designated as being within the Agriculture Preservation District. <br /> Relevant Plan Policies: <br /> "2. No farm-related land divisions under 35 acres should be permitted with the <br /> exception of policies 3 and 4 listed below. <br /> 3. One (1) additional dwelling unit per farm operation may be permitted for the <br /> retention and construction of a new home if the owner/operater sells the farm. <br /> The additional dwelling unit must meet the criteria established for a non farm <br /> residential development in policy 6 below. <br />
