After reviewing the <br /> submitted plan I have determined that the intensity of development will require a <br /> shoreland erosion control permit as well as a shoreland mitigation permit. These permits <br /> are approved and issued by Dane County Land and Water Resources. <br /> This determination has been based on an additional 102 square feet of impervious surface <br /> within 300 feet of Lake Waubesa. The proposed development will require a shoreland <br /> mitigation permit to mitigate the increase of impervious surface within the Watercress <br /> Park Condo lot. <br /> Mitigation can be in the form of reducing the impervious surface ratio to the existing <br /> amount or below, or a full mitigation plan. <br /> The shoreland zoning permit will be subject to the conditions approved as part of <br /> Variance Appeal #3679. <br /> Prior to issuance of a shoreland zoning permit for the proposed residential development <br /> the following conditions must be satisfied: <br /> 1. Obtain an approved shoreland erosion control permit. <br /> 2.
