After reviewing the
submitted plan I have determined that the intensity of development will require a
shoreland erosion control permit as well as a shoreland mitigation permit. These permits
are approved and issued by Dane County Land and Water Resources.
This determination has been based on an additional 102 square feet of impervious surface
within 300 feet of Lake Waubesa. The proposed development will require a shoreland
mitigation permit to mitigate the increase of impervious surface within the Watercress
Park Condo lot.
Mitigation can be in the form of reducing the impervious surface ratio to the existing
amount or below, or a full mitigation plan.
The shoreland zoning permit will be subject to the conditions approved as part of
Variance Appeal #3679.
Prior to issuance of a shoreland zoning permit for the proposed residential development
the following conditions must be satisfied:
1. Obtain an approved shoreland erosion control permit.
2. Obtain an approved shoreland mitigation permit.
Once the above conditions are satisfied your shoreland zoning permit will be issued and
you may apply for the general zoning permit for your project.
Please feel free to contact me directly with any questions or further information.
Best regards,
Hans Hilbert
