The <br /> property is within a preservation area which limits non-farm residential development to 1 <br /> Residential Development Unit (RDU) per 35 acres of land owned as of May 15, 1982. This <br /> property was formerly owned by Duane Rathert, and totaled approximately 81.72 net acres, <br /> as of May 15, 1982, resulting in a total of 2 RDUs associated with this property. There is one <br /> RDU remaining. <br /> One residential development has occurred as described in the attached density study report. <br /> Parcel 071111489500, (11.11 acres) does count against the total number of RDUs. Parcel <br /> 01111487700, (2 acres), did not count toward the two because this home is the original <br /> farmhouse. <br /> Please note that this density analysis does not guarantee Town or County approval of a <br /> particular land division, rezone, or development proposal. The Town of Cottage Grove Plan <br /> Commission and Board of Supervisors review all applications to rezone, and apply standards <br /> and criteria as set forth in the Town comprehensive plan to guide their decisions. Also the <br /> Town of Cottage Grove has a Transfer of Development Rights (TDR) program.
