The property is located in an Agricultural Preservation Area, where development is <br /> limited to 1 "buildable parcel" (also known as"density unit", "development right", or"split")per 35 acres <br /> of contiguous land owned as of June 6, 1978. The property totaled approximately 155 acres as of June <br /> 1978. <br /> The original 1978 Hvam farm was eligible for 4 splits in addition to the existing farm residence. One prior <br /> split was taken from the farm, per rezone #4937 (Toussaint residence at 3835 County Highway A). The <br /> prior separation of the original farm residence at 3865 County Highway A does not count as a split. <br /> Based on the town's density policy, the Barbara Hvam property remains eligible for three (3) possible <br /> splits. Please note that any future development on the property would need to be reviewed by the town of <br /> Rutland for consistency with their comprehensive plan. <br /> This density analysis does not guarantee or preclude town or county approval of a particular land division, <br /> rezone, or development proposal. The Town of Rutland Plan Commission and Board of Supervisors <br /> review all applications to rezone, and apply interpretations, standards and criteria as set forth in the town <br /> plan to guide their decisions. Such standards include considerations for soil type, environmental features, <br /> site characteristics, compatibility with neighboring uses, proposed location of driveways and utility <br /> extensions, and proposed lot size and location. In addition, all rezones are subject to Town Board, County <br /> Board, and County Executive approval.
